Quality Building Features

Everything in your home will be constructed to the 2006 International Building Code - IBC, as enacted in Pennsylvania and applicable to One and Two Family homes.  For an overview, explore our Quality Building Features listed here:

EXCAVATING & UTILITIES

  1. Driveway --12’ wide up to 100’ long from existing road, constructed with shale or stone base, covered with 2A modified crushed stone.
  2. Clear lot for driveway, house to 15’ around home, decks & all utilities. Remove and dispose of all stumps, branches, and remove all stumps and logs from site that were cut.
  3. Excavate for foundation.
  4. Backfill -- with site material. Grading to be machine grade approximately 15 feet around the home and covered with straw and seeded to prevent erosion at the disturbed area. Finished grade -- no less than 8” below siding.
  5. If home is serviced by underground electric/ phone/ cable service—excavation will be billed as extra depending on length & materials needed.
  6. Sewer & Water will be installed as per Purchase Order (P.O.)
  7. Site cleared of all construction debris.

FOUNDATION

Foundation

  1. Footings – 3,500 P.S.I. concrete with (2) continuous 1/2” rebar for a stronger footing – stepped and frost footings as per plan and/ or purchase order, for a strong trouble-free foundation for your new home.
  2. Crawl Space – (6) courses of 8” concrete block & Durawall® every other course, parged with cement. Foundation vents as required.
  3.  Full basement with windows and doors per plan and Purchase Order. (13) Courses of 8” & 12” concrete block with Durawall® every other course & vertical steel reinforcement as per code. Parged with cement designed to meet or exceed IBC Codes. Higher ceiling height provided for, standard in your RGB home for your convenience and comfort.
  4. Damp-proofing – Coated Clear Coat, Deco Coat-20®, or foundation coating as per RGB for trouble-free dry basements.
  5. Columns – 4” concrete filled steel or as per plan.
  6. Girders – Steel as per Plan. Steel is stronger making fewer posts that would be in your way possible.
  7. Basement Floor – 4” of 3,500 PSI concrete over stone & 6 mil. Vapor-barrier.
  8. All homes to include 4” interior footing drain run to covered sump pit for a dryer basement.
  9. Sump pump installed and piped to exterior.
  10. Exterior perimeter drains alongside footings surrounded by 2B stone for positive drainage covered with filter fabric.
  11. Steel reinforced (2) ½”rebars spread concrete 12” x 24” footings installed with 12” block & 8” x 16” footings installed with 8” Block.
  12. 4” fiber reinforced 3,500-psi concrete floor with full basements.
  13. Passive Radon System run with 3” PVC piping run from basement slab thru the roof system providing you peace of mind.

FIREPLACE

  1. Zero Clearance – Lennox® Gas or wood as per plan.
  2. Interior Facing – cultured stone or brick with mantle & hearth –approx. 5’ high as per plan and P.O., Large selection to choose from.
  3. Chase -- covered in Vinyl Siding (Not provided for with Gas fireplace above firebox).

FRAMING

  1. Sill plate 2”x6” pressure treated lumber over closed-cell flexible Styrofoam gasket material with anchor bolts installed as per code.
  2. Floor Joists – Engineered Floor Joist System - As per plan, for a stiffer floor with less bounce.
  3. Sub Flooring -- 3/4" T & G Advantec® with staggered joints glued and screwed to prevent squeaks.
  4. Interior Wall Framing -- 2x4 - 16" on center or as per plan.
  5. Exterior Wall Studding -- 2x6 – 16" on center or as per plan for a more energy efficient wall system.
  6. Ceiling Joists – 2 x 10 - 16" on center or as per plan.
  7. Rafters -- 2x10– 16” on center or as per plan.
  8. Door and window headers are minimum (2) 2”x10” with ½” plywood in bearing locations or as per plan.
  9. Roof & Wall Sheathing -- ½" 4 ply CDX plywood.
  10. SPF or Hem-Fir Lumber--Kiln dried for a more reliable trouble-free home.
  11. 8’-0” nominal ceiling height standard in home—other heights available as per design.

ROOFING / SIDING / GUTTERS

  1. Underlayment -- 15lb felt with “Ice & Water Shield” on first 3’ of eaves and in all valleys to prevent water infiltration due to ice damming.
  2. Roofing – 30 year Architectural Shingles – Many colors to choose from—for a more architecturally pleasing elevation.
  3. Fastening – Nails to prevent tear-offs in high winds.
  4. Flashing –Step & Counter installed as needed.
  5. Ridge Vent – Roll Vent with Shingle Cap for a cleaner look to your roofline.
  6. Tyvek® house wrap to prevent drafts and eliminate water infiltration.
  7. Soffit – Ventilated or Non-ventilated as required.
  8. Fascia – Aluminum—Gables to be custom double-bent for cleaner custom look.
  9. Siding – Maintenance free Vinyl siding—many Colors to choose from, Dutchlap and Double 4” for ease of maintenance.
  10. Gutters and Downspouts – Seamless aluminum as required.

DRYWALL

  1. ½" regular - all to be glued & screwed to eliminate unsightly nail pops.
  2. Moisture resistant on all Bathroom walls- all to be glued & screwed.
  3. Fire code X-Type on all garage walls & ceiling for a safer living environment.
  4. Spackle - 3 coats professional finish in house, stairwell to basement & garage.

PAINTING AND STAINING

  1. Paint Color – Walls and ceilings of home & garage to be primed then painted with MAB® professional interior paint – Many colors to choose from.
  2. Stained or painted Woodwork -- choice of colors for a custom look. If stained then all nail holes will be puttied first; if painted all holes and top of wood will be professionally caulked then painted.
  3. Exterior Paint – MAB® Professional finishes.
  4. Door & Trim-- choice of color to highlight homes exterior finishes.

HEATING & AIR CONDITIONING

  1. Hot Forced-Air Propane– Carrier® 96+ % high efficiency gas-fired system (1 Zone) for the most efficient gas unit available providing reduced utility bills for the life of your home.
  2. Gas tank – supplied and maintained by others.
  3. Ductwork-- Insulated galvanized for a more efficient HVAC system.
  4. Air Conditioning –Upgraded Carrier® Puron 13 Seer for energy efficiency (if incl. In P.O.)
  5. Condensation pumps on all gas units as needed.

  1. All work performed to National Electric Code-- (NEC).
  2. Service -- 200 amp.
  3. Panel -- 200 amp Square D Homeline® 40 circuit panel box used in order to have ample room for additional breakers-- circuit breakers clearly marked for easy reference.
  4. Wiring -- copper - size as needed for home needs.
  5. Special Outlets -- GFI’s in baths, kitchens & 2 exterior locations.
  6. Arc-Fault circuits located in all bedrooms for a safer environment.
  7. All rooms wired on separate circuits exceeding code for greater flexibility in the future.
  8. Switch controlled light fixture or outlet in every room.
  9. Washer and Dryer electric supply & exhaust for dryer.
  10. Exhaust Fans with built-in lights -- in all bathrooms. Exhaust piping is insulated for a better job
  11. Ceiling Fans – (2) locations, (fan units included in light allow.) for your comfort.
  12. Phone & Cable – Pre-wire for telephone jacks and cable jacks for your convenience-(3 each).
  13. House will have 2 exterior electric receptacles with ground fault interrupter.
  14. Honeywell® Security System with integrated smoke detectors located in each bedroom, each hallway leading to a bedroom, each level, including basement, & heat detector in garage, motion sensor and 2 exterior door sensors. Alarm system is a professional grade system for total home security and can be centrally monitored if you wish for added protection.
  15. Carbon monoxide detector installed for your peace of mind.
  16. Exterior lights installed at each exterior door for safety.

INSULATION

RGB’s insulation package is a combination of numerous superior products that allow RGB’s homes to meet or exceed Energy Star Performance guidelines depending on design!     

  1. Sill Seal -- between foundation and plate to seal infiltration points above the foundation.
  2. Walls – 6” R-21 High density fiberglass with vapor retarder at home and R-21 or R-15 as design allows at garage to provide a higher R value for lower energy costs. R Value is the building assemblies’ ability to resist the transference of heat and cold. The higher the R Value the more $$$ you save.
  3. Ceiling -- 12" R-38 fiberglass with vapor retarder. 10" R-30 in garage ceilings where living space above; 6” R-21 in basement ceilings. RGB is one of a few builders who insulate the garage exceeding the code which provides for a better, more comfortable home.
  4. Floors -- 6" R-21 High Density Fiberglass in crawlspaces.
  5. Windows—Pella® Proline Double Hung and casements have a U- value of .34 for a very energy efficient window. U value represents the window’s ability to cut down on the transference of heat and cold.
  6. Other -- “Dura-Vent®” as needed to secure good ventilation.
  7. Super-Seal draft stopping of air infiltration throughout the entire thermal envelope for energy efficiency to meet Energy Star requirements.
  8. Fire stopping—performed to meet or exceed 2006 International Energy Council of Codes for your safety.
  9. House wrap—located on all exterior walls to eradicate drafts and make you more comfortable.

FINISHED FLOORING

  1. As per blueprint and P.O. –—Wide variety of quality carpet, tile, hardwood, vinyl, marble, laminates.
  2. ¼” Luan® Underlayment shall be installed on all floors designated to receive vinyl.
  3. ½” Hardiebacker® board shall be installed on all floors designed to receive ceramic tile.
  4. Carpeted areas to include 7/16--6lb bonded pad to extend the life of the carpet.
  5. Hardwood to be ¾” x 2 ¼” red oak select (professionally finished on site to your design tastes).

  5. Screens – Full insect screens on all operable windows as per design.
  6. Grilles-as per plan & Purchase Order.

  8. Doors -- steel entry doors –Pella®—wide selection included.
  9. Doors include magnetic weather stripping, oak adjustable sills. 20 min. fire rating located at garage.
  10. Kwikset® polished brass entry locks for all doors --keyed alike for your convenience.
  11. Interior and Exterior of all doors to be painted with MAB® semi gloss trim paint (many colors to choose from).
  12. Pella® Proline six foot sliders with screens, standard locks and Low-E glass with Argon® between panes of glass for energy efficiency.
  13. Steel 20 minute Fire-Rated door from house to garage area. As per plan.

  1. Doors – Six-panel Masonite® or birch --painted or stained to your preference.
  2. Doors include polished brass locks and hinged-pin stops.
  3. Door & Window Trim -- Colonial or clamshell depending on décor, painted or stained. If stained-- to include two coats of polyurethane, all nail holes to be filled --2 ¼” casing and 3 ¼ base moldings.
  4. Railings – Custom Painted Poplar with Rail and spindles as per design --as needed and per Purchase Order.
  5. Upgraded appointments--Crown molding, Chair Rail with Custom Wainscoting below located in Dining Room—all painted to preference.
  6. Hardware:
  • Doorknobs – Kwikset® Tylo Polished Brass
  • Closet Shelving - Superslide ventilated in bedroom closets & Tightmesh @ pantries for your convenience and ease of use.
  • Miscellaneous—Hinge-mounted doorstops

  4. Garage floors to include concrete wire or fiber-mesh, expansion joints and 4” of 3,500 P.S.I. concrete.
