If you are looking to build a new home and are unsure of where you should begin, fret no more, RGB is here to help! It may seem overwhelming at first, but this article will break it down for you!

The very first step in building your new home is understanding your budget and what you are comfortable spending. For some families, speaking with a bank is helpful in determining that budget. For others, it is a personal decision based on family discussion and priorities. Whatever your circumstance, make finding that ideal project budget your first order of business.

After you have a budget set, you will need to find a homesite. When looking at homesites, it is easy to quickly like or dislike what you see based on location and personal preferences. When considering building on a homesite, there are other considerations you will want to make in addition to that first impression. You will need to understand any length and width building limitations which might exist. In addition, you should have a good feel for how much “site work” will be required of the homesite to build on it. Consider that some cheaper homesites may require more sitework, which may result in you spending more money than might be required of the more expensive homesites. Remember, NEVER buy a lot without having RGB inspect it first! There are circumstances that can cause a lot to be difficult, expensive, or worse, impossible to build on.

Once your lot is chosen, the next step would be choosing a house plan. Here, we will be utilizing that most important first step of understanding your personal budget and using it to find a house plan that compliments your style of living without infringing on how you live it. Finding that perfect balance of favorite features and finances will involve for most new home buyers deciding up front what is most important in their new home. Your RGB representative will then help you narrow your search based on lot requirements and unique wants and needs to find the perfect home!

Be sure to first consider an RGB portfolio plan. These plans are proven winners, loved by homeowners and the RGB team alike. Choosing an RGB portfolio plan will save you a tremendous amount of time in the process as a well.

Once you identify your house plan and your lot, we then provide you with an estimate to build that home to your specifications. When you are ready to move forward, we then require a nonrefundable deposit to engage the architect to develop working blueprints for your home. This deposit will go down as a deposit towards the purchase price of your new home.

As soon as the final plan is approved and the contracts are signed, we then obtain all necessary permits needed while you get to do one of the most exciting parts of building a new home… choosing your finishes! In our Design Center you will pick out your kitchen cabinets, countertops, backsplash, flooring, paint colors… everything that will make this new house your home! Once you have completed all the selections for your home, the job is then placed on the construction schedule and your new home start date will be set.

When construction is completed, the keys will be handed over to you during a final walk through, along with a closing packet containing the Certificate of Occupancy. A 90-day inspection and a 1-year inspection will be scheduled to ensure that there are no issues within your new home and assuring that you will be yet another Happy RGB Customer!
